MassGIS Level 3 (L3) Standardized Assessors' Parcel data — a single statewide service covering all 351 Massachusetts municipalities including all 6 target counties: Suffolk (Boston), Middlesex, Worcester, Norfolk, Essex, and Plymouth. Parcels are organized by municipality (TOWN_ID numeric code), not by county. To filter by county: Suffolk towns include Boston (274), Chelsea (54), Revere (223), Winthrop (349); Middlesex includes Cambridge (49), Lowell (168), Newton (195); use the MassGIS town-code lookup at mass.gov for the full list. Two-layer workflow: layer 1 (Tax Parcels) carries polygon geometry and parcel ID; layer 4 (L3_ASSESS table, no geometry) carries owner name, address, and assessment data — join on LOC_ID. OWNER_NAME field is public.

One county uses APN, another uses PIN, a third uses PARCEL_ID. Some expose owner names; others keep them on a separate assessor's portal. The searchable fields list above reflects what this county actually publishes — not what you might expect from a national standard (there isn't one).

Many county servers allow public reads but block browser cross-origin requests. The UrbanKit parcel lookup tool fetches directly from your browser; if it works there, the layer is technically public. For your own integration, you may need a same-origin proxy or server-side fetch.
