Prince William County (Northern Virginia, pop. ~490,000; county seat unincorporated, courts in Manassas) publishes an Open Data parcel MapServer at gisweb.pwcva.gov (note the host is gisweb.pwcva.gov, NOT pwcgov.org). Layer 0 exposes 49 fields and -- unlike neighboring Fairfax County -- includes owner name directly: CAMA_OWNER_CUR (current owner from the CAMA system) and CAMA_DEEDOWNER (deed owner). Parcel identifier is GPIN, a hyphenated geographic id (e.g. '7201-09-8851'). Site address is split across ST_NO / ST_NAME / ST_TYPE / CITY / ZIP. Verified 2026-06-20: 159,174 parcels; UPPER(CAMA_OWNER_CUR) LIKE '%SMITH%' returns real owners with Haymarket/Manassas-area addresses and ZIPs. IMPORTANT: this entry covers Prince William COUNTY only. The independent cities of Manassas (FIPS 51683) and Manassas Park (FIPS 51685) sit within the county's geographic bounds but are separate Census FIPS jurisdictions, governed and assessed independently. For authoritative assessment records use the PWC Real Estate Assessments office. LIVENESS 2026-08-04: answers a home-network probe in ~2.6s with 10 correct parcel rows, but exceeds even the raised 15s host budget from the Vercel probe region on 112 consecutive checks. That pattern reads as datacenter-IP throttling rather than a slow server, so raising the budget further would risk the 60s shard ceiling for no gain. Stays honestly degraded.

Prince William County's Parcels layer exposes a parcel identifier (GPIN (Geographic Parcel ID, e.g. 7201-09-8851)), owner names (Owner Name (current, from CAMA), Deed Owner Name), and address fields (Street Number, Street Name). Use it for owner-name lookups and address-based parcel searches. 5 of 8 listed fields accept queries; the rest are returned on read but not indexed for search. Served as an ArcGIS MapServer layer, which supports query operations but not write operations; last verified 2026-06-20.
/query?where=…&outFields=*&f=jsonto the URL. The sample query above is a working example you can paste into a browser tab to see the raw JSON response.Counties publish parcel data through their own ArcGIS Server installations, each with its own schema. One county uses APN, another uses PIN, a third uses PARCEL_ID. Some expose owner names; others keep them on a separate assessor's portal. The searchable fields list above reflects what Prince William County actually publishes, not what you might expect from a national standard (there isn't one).
For background, see What is an APN?
gisweb.pwcva.gov serves Prince William County, Virginia parcels over public ArcGIS REST, but, like most county servers, it may not send the CORS headers a browser needs for a cross-origin fetch. If a direct browser call fails, the layer still works from curl, Postman, or a server-side script; the UrbanKit parcel lookup tool proxies the request, so a search that succeeds there confirms the layer is genuinely public.
We last verified Prince William County's MapServer layer on 2026-06-20. County GIS teams move services without notice, so if you hit a fresh 404, tell us and we'll re-check. Atlas entries are re-verified on a rolling basis.
Prince William County's layer is hosted by the county on gisweb.pwcva.gov. Public ArcGIS endpoints rarely rate-limit individual reads, but gisweb.pwcva.gov can throttle heavy automated traffic at the host level. Page through results with resultOffset / resultRecordCount and request only the fields you need. There's no API key and no charge from the county.
