Manatee County (Bradenton metro, pop. 420,000) Property Appraiser publishes one of the richest public parcel REST layers in Florida, with 200+ confirmed fields on the PARID-keyed parcel service. Owner fields: PAR_OWNER_NAME1/2. Site address: SITUS_ADDRESS, SITUS_POSTAL_CITY, SITUS_ZIP. Mailing address: PAR_MAIL_ADDR1/2/CITY/STATE/POSTALCD. Valuation: CAD_JUST_VALUE (just value), CAD_ASSESSED_CTY (county assessed), SALE_PRICE_LAST, SALE_DATE_LAST. Land: LAND_ACREAGE_CAMA, PAR_ZONING, PAR_SUBDIV_NAME, PAR_TYPE. Building (prefix BLDG_R1_): YRBUILT, SQFTLIVNG, BEDRMS, BATHSF (full), BATHSH (half), GRGEUNITS, HTDAREA, STORIES. Verified 2026-05-15: owner-name queries return Bradenton and Palmetto area results (SITUS_POSTAL_CITY). Unlike many county layers, Manatee exposes CAMA-grade building detail without requiring a separate records request. The Manatee County Property Appraiser portal at manateepao.com provides the full assessor record view for exemptions and prior-year values not surfaced in the REST layer. The Florida Department of Revenue statewide cadastral layer is also registered for this county, filter with CO_NO=51, as a second endpoint. The county's own layer is queried first: it is refreshed far more often than the annual state tax roll, and the statewide layer refuses a query carrying a small resultRecordCount, which is the shape a billed lookup sends.

Manatee County's Parcel Search layer exposes a parcel identifier (Parcel ID), owner names (Owner Name 1), and address fields (Site Address). Use it for owner-name lookups and address-based parcel searches. 3 of 10 listed fields accept queries; the rest are returned on read but not indexed for search. Served as an ArcGIS MapServer layer, which supports query operations but not write operations; last verified 2026-05-15.

One county uses APN, another uses PIN, a third uses PARCEL_ID. Some expose owner names; others keep them on a separate assessor's portal. gis.manateepao.com serves Manatee County, Florida parcels over public ArcGIS REST, but, like most county servers, it may not send the CORS headers a browser needs for a cross-origin fetch. If a direct browser call fails, the layer still works from curl, Postman, or a server-side script; the UrbanKit parcel lookup tool proxies the request, so a search that succeeds there confirms the layer is genuinely public.
